I’m searching for a Pre-Construction Manager to join an established new build housing business in Merseyside with the hook being that you, as a skilled Estimator, will really grow into the Pre-Construction role using your existing knowledge and increased skillset. Wouldn’t it be great to say your work has really influenced a business on a true end-to-end process rather than ‘just’ Estimating? And it wouldn’t just be for this year, or next year, or the year after that – you’ll be creating a strategic plan for their business wins for many, many years to come. That’s good, right?


Whilst the Estimating function does exist in this business, they’re at a critical point where they need and have capacity for growth. You’d come in, initially making a quick impact in the dual role of Pre-Construction Manager and Estimator, working with both the Construction Director and Commercial Director, whom you’d be working alongside as the main point of contacts.


Some of the important bits they’d want you to do are where the growth would be: Review tender packages and form a strategy – will we bid or not?


Lead the bid process – you’ll be the single point of contact for all the involved teams, including working periodically with the land teams on feasibility.


Bills of Quantities – they really want to develop this within the business (previous Estimators have only done high level budgets only) and to have have a high-level tender programme that can be handed over to the Site team.


Strategic - down the line, they’ll also be wanting you to develop a database for costs, too, a real strategic element to the role that’ll allow the business to benchmark costs in the market for years to come.


As I’ve said, this is Estimator heavy BUT if you’ve led Pre-Con teams before but aren’t an out and out Estimator, let’s still have the chat. They’re a small but flexible business and a lot is about bringing in the right character fit, too.


And what do you get out of this? I’ve already pitched in the vary of the role – you’ll essentially be running your own department and to some extent, left to your own devices. That’ll normally mean 3 days at home, 2 days in the office but if you prefer the office it’s dead smart (and has some CRACKING choices in the vending machine – worth the journey alone haha). The projects are varied and they have a mammoth one on the horizon – a 35 million value hi-rise starting in 14 months - you’ll heavily influence this. And they have a brilliant benefits package with some of the best pension and holiday schemes I’ve seen out there.


And with a genuinely nice set of people you’ll be directly working with – what’s not to like on this?
